Guest Fees apply to all Unaccompanied and Rental Guest stays. The Guest Fee is set annually by the Finance Committee and approved by the Board of Directors. It is necessary for the cost recovery associated with guest usage of amenities and HOA operations.
Guest Fees are calculated based on the Maximum Rental Occupancy or Maximum Certified Number of Guests, whichever option is declared in the Annual Owner Certification Process. Fees are then paid in advance through the WaterColor Short-Term Rental Portal.
For 2025, each property will be charged a $9.00 per-person, per-night Guest Fee ($9.00 x the Maximum Certified Number of Guests).
